By virtue of an Order of Sale No. CV2024 04 1587 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 22ND DAY

OF NOVEMBER, A.D., 2024

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio, and known as being part of Lot 44 in the Portage Home Allotment, the plat of which is recorded in Book 16, Page 18 of Summit County Records of Plats and more fully bounded and described as follows, to wit:

Beginning at the Northwest corner of Lot 44, which is also at the intersection of the South line of Dorothy Avenue with the East line of Ruth Avenue; thence Easterly along the North line of Lot 44 and the South line of Dorothy Avenue, a distance of 100 feet to a point; thence South, parallel with the West line of Lot 44 and the East line of Ruth Avenue, a distance of 40 feet to a point in the South line of said lot; thence West along the South line of said Lot 44, a distance of 100 feet to a point at the Southwest corner thereof, in the East line of Ruth Avenue; thence North along the West line of said Lot 44 and the East line of Ruth Avenue, a distance of 40 feet to the place of beginning.

Property appraised at: Twenty-seven Thousand Dollars ($27,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

https://summit.sheriffsaleauction.ohio.gov on the 6th day of December, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
