By virtue of an Order of Sale No. CV2024 01 0351 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 22ND DAY
OF NOVEMBER, A.D., 2024
at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio and known as being all of Lots 283 and 284 in Willowview Addition as recorded in Plat Book 21, Page 66 of the Summit County Records.
PARCEL II:
Situated in the Township of Coventry, County of Summit and State of Ohio and known as being the West 35 feet of the East 65 feet of Lot No. 2 in Sawyer and Haynes Shore Acres Allotment as the same is recorded in Plat Book 11, Page 4 of the Summit County Records also granting the right to use Lot No. 24 of said allotment.
PARCEL III:
Situated in the Township of Coventry, County of Summit and State of Ohio and known as being the East 30 feet of the West 102 feet of Lot No. 2 in Sawyer and Haynes Shore Acres Allotment as recorded in Plat Book 11, Page 4 of Summit County Records of Plats.

Property located at: 420 W. Willowview Drive, Coventry Township, OH 44319.
Property appraised at: One Hundred Twenty Thousand Dollars ($120,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 6th day of December, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
