By virtue of an Order of Sale No. CV2024 07 3048to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Green, County of Summit and State of Ohio and known as being all of Sublots 49 thru 53 and Sublot 66 of the Wonder Lake Allotment recorded in Plat Book 37 Pages 5-7, Summit County Records. Beginning at a 1" open top pipe marking the southeasterly corner of Sublot 66, of said allotment.
1) Thence on a bearing of N 83d-51'-30" W a distance of 180.00 feet, along the northerly right of way of Milnar Avenue, 50' wide to a #5 rebar 5916 and the p.c. of a curve to the right.
2) Thence along said curve (radius=10.00', chord bearing N 38d-54'-43" W, chord 14.16') an arc distance of 15.73 feet to a #5 rebar 5916.
3) Thence on a bearing of N 06d-02'-03" E a distance of 180.25 feet, along the easterly right of way of Cottage Grove Road, 50' wide, to a #5 rebar 5916 and the p.c. of a curve to the right.
4) Thence along said curve (radius= 10.00', chord bearing N 51d-05'-17" E, chord 14.13') an arc distance of 15.69 feet to a #5 rebar 5916.
5) Thence on a bearing of S 83d-51'-30'' E a distance of 180.00 feet along the southerly right of way of Tyson Avenue, 50' wide, to a #5 rebar 5746 and the northwesterly corner of Sublot 53.
6) Thence along the east line of Sublots 53 and 66 on a bearing of S 06d-02' -03" W a distance of 200.25 feet to the place of beginning.
The above described parcel contains 0.8725 acres as surveyed by Lawrence L. Butterworth Reg. Sur. 5916. Set the bearing of Cottage Grove Road to N 06d-00'-00" E per record plat Wonder Lake Allotment as recorded in Plat Book 37 Pages 5-7, Summit County Records.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
